The Canyon Springs property has been envisioned to be developed for many years. The development was zoned for residential uses in the early 1970s when Nevada County first established zoning. Public agencies have anticipated development of this property. As such, roadway right of way connection points have been established, waterline and services have been anticipated and sewer hook ups have been allocated and paid for by the property owners of Canyon Springs to facilitate future development of the property.
Towns, cities, and counties are mandated by the state to plan for and allow land to be available for development to accommodate for the projected population anticipated in the 20-year planning horizon. Truckee's General Plan 2025 has established zoning for the Canyon Springs property to comply with these standards. Having utilities available to the site, this property is one of the few undeveloped sites in the Town of Truckee capable of providing housing necessary for the future population demands.
